Mr. E. s. Brooks,

Rock dprings , \Iyo.,
Dear aJir:
~~

Leases with Thoma s Love covering oper at ion of Opera
and Club Houses at Hanna, Reliance, u uperior and 1.:Tinton, will
expire April 30, 1922.
The present leases do not speci fy whether or not
rental based on 85~ of the collect i ons at these places includes
water, but it has been my understanding that the commission included wat er, and n o separ ate char ge ha s been made for it at
Reliance, \Jinton and cluperior.

At Hanna, the Company does not

own the water system, and 1ir . Love pays the r.:ater Company direct.

I f the contr acts are to be reneued, it would be well to make
this point clear in the new contracts.
Yours r espect fully,

Superior - January 14,1927.

Mr . A.

w. J)icl-cinson:
Rel1-1 tive to the Amusement Hall a.t Superior,

we fixed up an e~tra room on the ground f loor and painted
this pEu·t of the building , a l so built a 1Jd put i n an ice
conta iner for founta in . we also repaired the ceilins in
the basement. I rms under the impression that I.ix' . ward
ha~ pa inted the basement but found he had n ot done so.
):he above work cost us somewhere near t wo hundred dollars
for m~terial smd l ab.or.· I also understobd from Ur. Love's
sta tement v,hen he was her e somet i r.1e ag o that they did not

i ntend to use the bowling a lley. '-11he basement w:'...11 be fixed

up ~ithout delay.
Instead of working this pl a ce on a percentage basis

I would suggest putting same on a fl~t rate, say of forty
dollars per month, s ame to include lights and ~ater.

I may also add that in so far a s keeping the bnsement
clean it will be impossible with the furnace located on this
floor.

Mr. A. W. Dickinson:

Here\'/ith correspondence regurding the Amusement Hall at
Superior.

Wish you would take this matter up with Mr. Broon some time

in the near future ,,hen you are out there.

Am very much surprised that

the basement bas not been fixed up as you uill recall Mr. Brown was instructed to do this s owe time ago.

Wish you would ask him to see that

the basement is cleaned, painted, etc.

Thereafter we \"/ill place the

r

responsibility of keeping it in shape upon those uho are in charge of

the building.

\
.Am not satisfied ~itb the people who are out there now.

They live in the building, do not pay rent, and the living facilities

hir. E o S. Brooks ,

President,
Rock Springs , Wyoo,
Dear Sir:

r

Referring to youx letter of October 2 6, relative to
the division of r evenue be t ween tbe Liine Department and the Store
Dep a rtment, covering the op er a tion of Oper a House a t Winton Mines :
At the time I wrote you r e i ative to the operation of tbe
r!inton Oper a House, the revenue collect ed from Mr o Love was· very
small, there fore, I s ugge sted th a t ~r> l0 . 00 or (~15.00 per month of
the tot a l revenue each month be cr edited to the Store.

Since

th at time the revenues have inc re a sed very greatly and it would
not seem proper to continue crediting only ~:l l5.00 per month to
Store revenue.

','Ti th your approv al , I will now arrange to put

Winton Opera House on the same basis as the Opera Houses at the
other camps, that is to say, $ 75000 per month of the total revenue collected will be credited to Winton Store .
Kindly adviSe whether or not this meets with your
approval.
Yours respectfully,

(D iviaion of Revenue froJ11 Love contre.ct, \Jinton)

Dear Sir:
Referr i ng to your let ter of August 11th advising that contract
was being prepar ed to cover l ease of Oper a Hou se to Thos Love on the same
basis that our Oper a Houses a t Hanna, Reliance ru1<l Superior are leased:
r:ir.

Love is a ccept i ne our merchandi se coupons f or admissions to

the theatre and t he s t ore at \7inton is exchan~ing t hem f or ca sh.

It is

roy under standing, al s o, that the s t ore r eads tho registers, or otherwise
checlcs the amount taicen i n by :.rr. Love at the theat re and handles the 8;&
commission accruing t o t he company.

I do not think the store ls ge t t i ng any pa.rt of the revenue
from t his c01mnissiou but think it s hould receive ,~10.00 to $ 15.00 a
month for the trouble the Storekeeper and Cashier are put to in handling
this matter.

The corrmission for July amounted to approximately ~3o.OO

and for Allo~St ~34.00.
Until this business develops , \'/ill you please advise whether
you would approve of crediting }}10.00 or :)15.00 from the commission
received from the picture show business to "Store Earnings."

The bal-

ance to be applied as rent for the building.

I return herewith proposed rene\7aJ. lease in favor of

your letter of May 9tho
I not e the additional paragr aph of Section 7, whi ch was
prepared by local attornoy , Taliaferro, ragarding furnishing of
electriciiy by the lessor, makes :mention of a card roomo To be
consistent~ ~ntion should be made in the second whereas of the
R;oitals, of this card roomo This can bs readily taken care of
by inserting the words 11 card a nd" before t he word 11 saleau in the
four t h line of this second ~he reaso

I note that the date of the inventory ha s not been filled
in as to the year~ I also note that the inventory includes only
32 folding chairs, while the inventory a ccompanying last year's
agreement 0 showed 352 folding chairs, and it occurs to ma that
possibly this is an error.
Other than the above, I find the proposed lease to ba
in satisfactory form.

In connection with our

Daa r Sir:
Re ::i:'erring to your letter of Au~ust 19th enclosing

t u o copies of the proposed contract with Thomas Love, covering
h is operation o f club privileges, mms sta nd, etc., at the Hanna,
Reli a nce and Superior camps:
I have gone over this contract and feel that the

for r.. of it needs some rcvi sion but lJefore attempting to revise it,
I would like to ask y ou whether you see any objection to making
three separate contracts covering the privileges at each of the
camps, respectively.
be

It strikes me that this arrangement would

preferable especially inasmuch as the term of the ~ontra.ct as

it respects the Hanna location begins a couple of months prior to
the term respecting the other locations.
Will you please advise me?

Mr. E . s. Brooks
Genera l Mana~r
Rook Springs: Wyo .,

Dear Sir:
Referring to your let t er of June 17, sugges ting that
commiss ion received from Thos. Love, lessee of Opera and Club
House at Hanna be divided so that the store will receive an
a rbitra ry amount of $1 25.00 per month, and the remainder applied
on the light a nd rent accounts:
Ina smuch a s the maintenance, depreciation, taxes, insurance, etc. on this building are cha r ged to the Real Estate
Department, it seems to me that an arbitrary amount should be
credited for rent, actual amount for light, and the remainder
credited to t he Store.

The buildings cost ~14,000.00, deprecia-

tion charges amount to ~43.00 and insurance charges ~5.00 per
I am unable to figure maintenance or tax charges.

barber shop.
It would perhaps be a more equitable basis of division
to credit the Real Estate Depa rtment with -

Actual light and power provided all
electricity used in the' entire building
is measured.
(2) Commission on admissions to the Opera
Rouse, as the Store Department is not
concerned in that part of the building.

An arbitrary amount r epresenting rental
for the Club House.

Rental from Barber Shop ($10.00 per month)

Such division would l eave the Store the commissi on on merchandise sales, less an a rbitrary amount for rental of Club House.

This

matter is however , left to your judg~ent, and if you decide that
$125.00 for the Store's proportion should stand, I will issue in- structions accordinglyo
For 1-iay, and I presume for June also, the Mi m Department
billed for ~~40.00 r ent,

light, the store r etaining the remainder of the commission.
Yours respectfully,
